Submitting offers

 

All offers must be presented to the seller as soon as possible, regardless of paperwork (per Section 5.2 of SmartMLS Rules & Regulations). 

The Regulations of the Connecticut Real Estate Commission [Sec. 20-328-2a (e)(1)] and the Code of Ethics of the National Association of REALTORS® [Standard of Practice 1-6], both require that ALL OFFERS be submitted to the seller objectively and as quickly as possible.

A listing broker cannot require a buyer to submit an offer to purchase on a specific form designated by the listing broker.

A listing broker can state a preference for the form on which an offer is presented but cannot refuse to present an offer to the seller that is not on the requested form.
